Roof Leak Detection

We offer leak detection services on a vast array of roof types and materials. In most instances, we can test any roof construction ranging from exposed membrane, green or brown roofs, standing seam metallic systems to traditional tile and batten. We combine lots of leaks detection techniques to help us to identify roof leak location. These are some examples of some of the techniques that we use on a regular basis.

Thermal Imaging

Thermography is an extremely useful tool which allows us to assess subtle changes in levels of thermal radiation on the building surface. When assessing roofs, this help us identify issues such as entrapped moisture and defects which can encourage condensation to form such as thermal bridging.

Electronic Leak Detection (ELD)

Used for testing exposed & non-conductive waterproofing membranes. This is a very effective and accurate method to pinpoint leaks on membranes.

Pressurised smoke or gas testing

This method uses smoke or an inert gas to prove leakage paths or material porosity.

Flood or Dye testing

Fairly low-tech method of identifying if an element is leaking. This image shows a dye which fluoresces under UV-Light being used to prove that a roof membrane is leaking.

Ultrasonic leakage analysis

This method is particularly effective for assessing leaks on glazed atriums and sky lights.

Moisture mapping

Assessment of moisture levels through membranes to help determine the

Electronic Resistance

Used to assess approximate leak locations through planted and paved roofing systems. This allows us to indicate leak locations before the membrane coverings are removed.
